What Our Roof Rejuvenation Warranty Actually Covers (and What It Doesn't)

Short version: Genesis Roof Revive's 6-year Homeowner Promise covers measurable shingle flexibility on any roof that passes our Pre-Treatment Inspection. If your treated shingles fail the Standardized Shingle Flexibility Test during the term, we re-treat the roof at our cost — labor included. If re-treatment fails a second time within 180 days, you get a prorated refund on a published schedule. The warranty transfers automatically when you sell. It does not cover acts of nature, manufacturer defects, structural issues, or cosmetic changes that don't affect flexibility.

Most roof-rejuvenation warranties in this category are written to make claims hard to win. Ours is written to be read — and honored. This article walks through exactly what The Homeowner Promise covers, what it excludes, and why those two lists look the way they do.

What the warranty covers

1. Measurable shingle flexibility for a flat 6 years

We don't promise vague things like "good appearance" or "performs as represented." We promise a measurable outcome: your treated shingles will pass the Standardized Shingle Flexibility Test — the objective industry benchmark — for the full 6-year term. If a sample fails the test during that period, the warranty is triggered.

2. Re-treatment with labor included

If the test fails, we re-treat the affected area with fresh Fresh Roof bio-oil product, and we cover everything — product, labor, travel, inspection, and administrative costs. You do not pay to have us come fix our own work. Genesis Roof Revive is the only major rejuvenator in the United States that covers labor on a re-treatment in writing.

3. A published refund schedule if re-treatment also fails

If the same area fails the Flexibility Test a second time within 180 days of re-treatment, you are entitled to a prorated refund of the original treatment price — on a schedule published in Section 5 of the warranty. No negotiation. Year 1 = 100%, Year 2 = 83%, Year 3 = 67%, Year 4 = 50%, Year 5 = 33%, Year 6 = 17%, with the exact monthly number printed on your Pre-Treatment Inspection Report.

4. Automatic transfer when you sell your home

When you sell, the warranty transfers automatically to the next owner for the unexpired portion of the term. No form. No fee. No phone call required. If the new owner wants a clean transfer certificate for their records, we issue one for free within 7 business days.

5. A 60-day claim discovery window

Most warranties in this category give you 30 days from the moment you spot a problem to file a claim. We give you 60. Long windows are how good warranties get honored. Short windows are how bad warranties get denied on a technicality.

6. Self-imposed SLAs with a corporate-accountability clause

We publish our own deadlines: 3 business days to acknowledge a claim, 14 days to schedule the diagnostic, 21 days to complete the test, 30 days to schedule re-treatment, 30 days to issue a refund. If we miss any of those deadlines without a legitimate reason (weather, act of God, or something you caused), your refund is automatic. We put this in writing because we expect to hit the deadlines — and if we don't, you shouldn't have to argue about it.

What the warranty does not cover

Honest answer: a rejuvenator has real limits, and pretending otherwise is how other companies in this category lose their credibility. Here's the honest list:

  • Acts of nature. Hail, wind, ice, lightning, fire, fallen limbs, earthquakes. Those are homeowner's-insurance events.
  • Structural and leak issues. Flashing failures, decking problems, active leaks. Our product rejuvenates shingles; it does not re-engineer a roof.
  • Manufacturer defects in the shingles themselves. Covered by your shingle manufacturer's warranty, not by us.
  • Third-party damage after treatment. Satellite installers, HVAC workers, solar crews, other roofers walking on the treated roof.
  • Animal damage, foot traffic, chemical exposure, pressure washing. These aren't rejuvenation failures — they're external damage.
  • Granule loss on its own. Granule retention is a shingle-manufacturer issue, and any pre-existing granule loss is documented on your Pre-Treatment Inspection Report.
  • Cosmetic concerns. Color variation, streaking, sheen — these don't affect shingle flexibility, so they're not a warranty claim.
  • Consequential damages. Interior damage, lost rental income, temporary housing. The warranty's remedies are limited to re-treatment and the published proration refund.
  • Non-qualifying roofs. Any roof that didn't pass the Pre-Treatment Inspection, or where product was applied by anyone other than a Certified Genesis Roof Revive Applicator.

Why our eligibility bar is different

A good warranty starts at the inspection, not the claim. Before we accept payment or apply product, a Certified Genesis Roof Revive Applicator performs and hands you a signed Pre-Treatment Inspection Report including:

  • 6+ dated photographs, at least one per elevation plus close-ups,
  • AI Granulation % Count verified at 93–95% benchmarked accuracy (eligibility baseline: at least 60% remaining granule coverage),
  • A count of missing, cracked, or damaged shingles (industry baseline: no more than 5),
  • Shingle age,
  • Any repairs required before the price is quoted (no surprise upsells later),
  • Both parties' signatures, with a copy emailed to you and stored with Genesis corporate.

Once that's signed, your eligibility is locked in. We cannot later come back and say your roof was never a candidate. That's why the exclusions list above isn't a series of escape hatches — it's the actual boundary of what a shingle rejuvenator can and can't fix.
